Candidate, Richmond Hill Ward 5 Councillor

Ray has lived in Ward 5 for more than 26 years. As an entrepreneur and real estate investor, he understands the importance of responsible growth, careful financial decision-making, supporting local businesses, and protecting the long-term value of the community.

I also have extensive experience managing a large residential and commercial condominium community, where more than 4,000 people live and work. For the past eight years, I have had the privilege of serving as President of the Board of Directors.

During those eight years, we have finished every single year with a surplus—never a deficit. Why? Because I believe in responsible financial management, careful budgeting, and accountability. I work closely with our property manager to prepare and monitor the budget, question expenses, prioritize what is necessary, and make sure that residents' money is spent wisely.

I believe the same principles should apply to our city: responsible spending, strong financial management, transparency, and accountability.

As a resident and a businessperson, I understand that every dollar matters. Before spending taxpayers' money, we need to ask: Is this necessary? Is it the best value? Can we do it more efficiently? And most importantly, are we getting the results that residents deserve?

I am not running because I want a title. I am running because after more than 26 years in this community, I believe I have the experience, knowledge, and practical approach to make a difference.
